Once you’ve chosen to embrace a new way of life—moving off-grid, building a natural home, growing your own food, and becoming self-sufficient—the next step is to find the perfect place to create this life.

Finding the right land is one of the most important decisions on this journey. This decision requires careful consideration of various factors to ensure it meets the needs of your envisioned lifestyle.

Here are five essential things to look for when selecting land for your dream countryside life.

1) Water and Sun

These two elements are deal breakers for your land. Without them, life cannot happen.

Sunlight: Like water, sunlight is crucial for growing food, heating your home, and solar power. It also affects our mental well-being.

  • In the Northern Hemisphere, choose south (SE/SW) facing land and avoid steep north-facing slopes.

  • In the Southern Hemisphere, choose north (NE/NW) facing land and avoid steep south-facing slopes.

This ensures you get ample sunlight throughout the year.

2) Location and Accessibility

Your land should not be in a floodplain or have a history of flooding in the past hundred years. Assess the risk of natural disasters such as floods, earthquakes, hurricanes, or droughts. Talk to locals to find out.

Proximity to Urban Centers: Although you ideally want rural land for more freedom, it should be reasonably close to urban centers for access to amenities, markets, healthcare, and schools.

Access Roads: Ensure the land has well-maintained roads for easy access, transportation of materials, and convenience for residents and visitors.

Land Ownership: Verify clear ownership and title of the land to avoid legal disputes. Work with a reliable real estate lawyer to ensure all documentation is in order.

Zoning Laws: Understand local zoning regulations and land-use restrictions. Ensure the land is zoned for agricultural, residential, and communal purposes as needed.

Building Permits: Check the requirements for obtaining building permits. Familiarize yourself with any restrictions on construction methods or materials.

Leasing: In case of leasing, carefully review the agreement to understand terms, duration, renewal options, and any conditions. Ensure the lease term is long enough to justify your investment in infrastructure and community development.

4) Natural Building Materials and Resources

Look for land that offers abundant local resources such as timber, clay, straw, and stone. These materials not only reduce construction costs but also minimize the environmental impact by eliminating the need for long-distance transportation.

5) Community and Cultural Fit

Local Community: Research the local community’s culture and values. A supportive and welcoming local population makes it easier to integrate and cooperate, which is essential for long-term success.

How Much Land is Enough?

Another important question you might ask yourself is, “How much land is enough?”

When considering how much land is enough for you, several factors come into play, including the type of lifestyle you want to lead, your goals for self-sufficiency, and your budget.

  • If your goal is to grow most of your food, raise a few animals, and have some space for recreation, 1-5 acres is generally sufficient.

  • Smaller parcels such as 1/4 to 1/2 acre can provide a significant amount of vegetables and fruits for a family.

Careful planning and efficient land use can make a smaller plot highly productive, providing a fulfilling and sustainable way of life.
